Understanding the Auction Process
The auction begins long before the actual auction day.
The auction process begins with your free consultation with a member of our staff. We will evaluate the Estate, Real Estate and personal property including collections of Coins, Jewelry, Stamps, Indian Artifacts etc. We will lay out the marketing plan to you from start to finish. With all our auctions, there is website advertising, brochures, emails, postage, mailers, newspaper ads and more. We will sit down with you and explain the
auction process and the costs from start to clean up. With Real Estate we will explain about having open houses, signage and how our marketing plan will work the best for you. All Real Estate is different. With internet bidding, your home can be bid on by a CEO sitting at his desk in Chicago. DeBolt Auction Service has a lot to offer by having auction sites in Illinois and Florida providing Northern buyers an opportunity to bid on sunny Florida properties. With a Real Estate auction, the buyer comes prepared to bid by going to there bank and getting pre-approved to bid up to there highest bid amount. You never know what a property will bring until the auction. Come prepared!
The seller provides clear title and deed. Free of all liens and encumbrances, and is guaranteed with the Title Insurance Policy. Taxes will be prorated at closing. There will be a new survey provided, depending on the property. Read all advertisement prior to the auction. Closing on the Real Estate will be set in 30 to 60 days, also depending on the property. The buyers deposit will be held in our Escrow account until closing. The auction method of selling Real Estate and complete Estates has been a staple for many years. Trusting in who you hire for your auction is most important. We are trusted by the Better Business Bureau.
Types of Auctions
Reserve Auction – The seller has the right to accept or reject any or all bids the day of the auction.
Absolute Auction- The property will sell to the last and highest bidder regardless of price. (No minimums- No Reserves)
Buyers Premium – Is a set percentage amount charged to the buyer on top of the highest bid price at the auction. For example, if you bid $1,000.00 for an item, you will pay another $100.00 and the total bill will be $1,100.00. If you bid $100,000.00 on a piece of Real Real Estate, the total purchase price will be $110,000.00.
Auction Day!
DeBolt Auction Service will arrive early to set the auction up. That could include setting up tents, tables, chairs and showcases, depending on the type of auction. Our cashiers are
ready to register the many buyers attending the auction. Our ring people are ready to the pick the bids. Auction day runs smoothly and at the end when all the clean up is done and the paper work is finished. Another successful Auction!
